This property&amp;nbsp;SOLD in 4&amp;nbsp;DAYS for over asking price!&amp;nbsp;As a result of this quick sale we have SEVERAL buyers who are now trying to find a home specifically&amp;nbsp;in the Orchard. Unfortunately for us there is almost nothing for sale at the moment, or nothing that suits our buyers needs. (Detached, 2-storey with double car garage are just&amp;nbsp;some of the criteria required!)&lt;/p&gt;&lt;p&gt;When this happens we typically get on the phones and call around the neighbourhood trying to find someone who may be interested in selling, so that we&amp;nbsp;can connect them with our buyers. Unfortunately, we are limited in the people that we can call due to the national&amp;nbsp;DO NOT CALL list (&lt;em&gt;I&amp;#39;m willing to bet there are some potential sellers sitting on this list who do not realize they are missing out on firm buyers!!&lt;/em&gt;). If someone is on this list we DO NOT, and are not&amp;nbsp;ALLOWED to,&amp;nbsp;call. Of those we &lt;em&gt;have&lt;/em&gt; spoken with, a couple are somewhat&amp;nbsp;interested in potentially selling, however most have said they love their home and neighbourhood and therefore plan on staying put! &lt;/p&gt;&lt;p&gt;So, since we can&amp;#39;t call everyone, we decided to knock on some doors&amp;nbsp;(yes in the THICK OF WINTER, now THAT&amp;#39;S dedictation!!)&amp;nbsp;and ask people face to face. This works well too...IF people are home. We found most people were not home, and so we left behind a flyer telling people about our buyers. So now what??&lt;/p&gt;&lt;p&gt;I know people often think of this as a PLOY to get listings, and perhaps it is for some, but not for us -&amp;nbsp;we are merely trying to help people fulfill their dream of finding their ideal home in the Orchard, Burlington...and hopefully soon!&lt;/p&gt;&lt;p&gt;If you live in the Orchard&amp;nbsp;neighbourhood, or know someone who does,&amp;nbsp;who&amp;nbsp;may be thinking of selling in the near future please let them know of our plight and pass along our information. question!! When it comes to home buying, the ideal situation would be to find a
new home, just as you receive an offer on your existing home. You would then be
able to close concurrently and move into your new home a few days prior to closing
on your previous home. This does happen more often than not, but anyone looking
to buy a new home needs to consider all the possible scenarios.&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;font face="Times New Roman" size="3"&gt;

&lt;/font&gt;&lt;p class="MsoBodyText" style="margin:0cm 0cm 0pt;line-height:normal;"&gt;&lt;span&gt;&lt;font face="Times New Roman" size="3"&gt;&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;font face="Times New Roman" size="3"&gt;

situation. For instance, can you afford to pay two mortgages in the event your
previous home does not sell by the time you move? Would you consider a bridge
loan (a short-term, high interest loan that let you borrow against the value of
your old home to covers the bills until you secure the new, larger loan)? Are
you willing to move twice to find the home of your dreams if you sell first and
can&amp;#39;t find the dream home fast enough?&lt;span&gt;&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;font face="Times New Roman" size="3"&gt;

low and confidence is returning to the market, there&amp;rsquo;s a good change your home
will sell faster if priced properly. (Again, your real estate professional&amp;rsquo;s
advice is critically important here.) In that case, you may want to purchase a
new home first. &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;font face="Times New Roman" size="3"&gt;

home before selling your present home, you may end up with two mortgages. Under
those circumstances, you may be able to apply for a bridge loan to assist you

Of all years to look back on fondly, 2012&amp;nbsp;is definitely one of them. &lt;/p&gt;&lt;p&gt;We were so lucky to work with some of the most amazing clients, some new, some existing, but all great people. We worked hard, we travelled, we made changes to our lives. Modern day looks like the &amp;quot;soul patch&amp;quot; the half &amp;quot;goatie&amp;quot; are acceptable on those trendy enough to&amp;nbsp;succesfully sport it, but the moustache (sadly)&amp;nbsp;is just no longer en vogue...that is EXCEPT for during the month of November, or as it is now more commonly known &amp;quot;Movember.&amp;quot; This is &lt;em&gt;thee&lt;/em&gt; month for all who like the moustache, men and women alike...And no, I don&amp;#39;t mean women growing them you jokers, rather us women find them strangely&amp;nbsp;attractive during this particular time, and this time only! Hence...&lt;/p&gt;&lt;p&gt;What is MOVEMBER? It is a portmaneau of the slang word &amp;quot;mo&amp;quot; for moustache and &amp;quot;November.&amp;quot; It is an annual, month-long event involving the growing of moustaches during the month of November to raise awareness of both prostate cancer and mental health issues. The Movember Foundation runs the Movember charity event, housed at &lt;a href="http://www.movember.com"&gt;www.movember.com&lt;/a&gt;. The goal of Movember is to &amp;quot;&lt;em&gt;change the face of men&amp;#39;s health&lt;/em&gt;.&amp;quot; &lt;/p&gt;&lt;p&gt;In support of men and this wonderful charity we decided to be a &amp;quot;&lt;em&gt;&lt;strong&gt;Mo Sista&lt;/strong&gt;&lt;/em&gt;&amp;quot; and start our own team, duly called &lt;strong&gt;&lt;em&gt;Stash4Cash&lt;/em&gt;&lt;/strong&gt; (I know eh? Ingenious!). We tried diligently to find willing participants, which proved more difficult than initially anticipated,&amp;nbsp;and presently have 4 committed team members who will be growing a moustache for the month in return for kind donations. Sexy huh?? This day marked the end of summer and the harvest and the beginning of the dark, cold winter, a time of year that was often associated with human death. Celts believed that on the night before the new year, the boundary between the worlds of the living and the dead became blurred. On the night of October 31, they celebrated Samhain, when it was believed that the ghosts of the dead returned to earth. In addition to causing trouble and damaging crops, Celts thought that the presence of the otherworldly spirits made it easier for the Druids, or Celtic priests, to make predictions about the future. For a people entirely dependent on the volatile natural world, these prophecies were an important source of comfort and direction during the long, dark winter.&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="background:white;margin:3.75pt 3.75pt 3.75pt 0cm;line-height:160%;"&gt;&lt;span style="line-height:160%;font-family:'Verdana','sans-serif';font-size:9pt;"&gt;To commemorate the event, Druids built huge sacred bonfires, where the people gathered to burn crops and animals as sacrifices to the Celtic deities.&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="background:white;margin:3.75pt 3.75pt 3.75pt 0cm;line-height:160%;"&gt;&lt;span style="line-height:160%;font-family:'Verdana','sans-serif';font-size:9pt;"&gt;During the celebration, the Celts wore costumes, typically consisting of animal heads and skins, and attempted to tell each other&amp;#39;s fortunes. When the celebration was over, they re-lit their hearth fires, which they had extinguished earlier that evening, from the sacred bonfire to help protect them during the coming winter.&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="background:white;margin:3.75pt 3.75pt 3.75pt 0cm;line-height:160%;"&gt;&lt;span style="line-height:160%;font-family:'Verdana','sans-serif';font-size:9pt;"&gt;By A.D. 43, Romans had conquered the majority of Celtic territory. In the course of the four hundred years that they ruled the Celtic lands, two festivals of Roman origin were combined with the traditional Celtic celebration of Samhain.&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="background:white;margin:3.75pt 3.75pt 3.75pt 0cm;line-height:160%;"&gt;&lt;span style="line-height:160%;font-family:'Verdana','sans-serif';font-size:9pt;"&gt;The first was Feralia, a day in late October when the Romans traditionally commemorated the passing of the dead. The second was a day to honor Pomona, the Roman goddess of fruit and trees. The symbol of Pomona is the apple and the incorporation of this celebration into Samhain probably explains the tradition of &amp;quot;bobbing&amp;quot; for apples that is practiced today on Halloween.&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="background:white;margin:3.75pt 3.75pt 3.75pt 0cm;line-height:160%;"&gt;&lt;span style="line-height:160%;font-family:'Verdana','sans-serif';font-size:9pt;"&gt;By the 800s, the influence of Christianity had spread into Celtic lands. In the seventh century, Pope Boniface IV designated November 1 All Saints&amp;#39; Day, a time to honor saints and martyrs. It is widely believed today that the pope was attempting to replace the Celtic festival of the dead with a related, but church-sanctioned holiday. The celebration was also called All-hallows or All-hallowmas (from Middle English Alholowmesse meaning All Saints&amp;#39; Day) and the night before it, the night of Samhain, began to be called All-hallows Eve and, eventually, Halloween. Even later, in A.D. 1000, the church would make November 2 All Souls&amp;#39; Day, a day to honor the dead. It was celebrated similarly to Samhain, with big bonfires, parades, and dressing up in costumes as saints, angels, and devils. Should I stay or should I go when my home is showing? Gently put, most agents say that when potential homebuyers come to see your home, it&amp;#39;s best that you leave the premises.&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font face="Times New Roman" size="3"&gt;Prospective buyers don&amp;#39;t want to see owners hovering or milling about. When they do, they get uncomfortable and feel as if they are intruding. This often causes buyers to look quickly without gaining a proper feel for the home.&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font face="Times New Roman" size="3"&gt;The reason sellers give for sticking around is that they believe home shoppers won&amp;#39;t be able to find everything, and the sellers want to point out the important features. Another is that owners feel they can help &amp;quot;sell&amp;quot; the property by talking about the positives.&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font face="Times New Roman" size="3"&gt;Rest assured real estate agents are well trained in showcasing your home, and in reading buyers and knowing when it&amp;#39;s time&amp;nbsp;to relay information to them. If you bombard a buyer with too much information all at once, you are going to leave a less-favourable impression. You might even hurt your cause by calling attention to something that buyers aren&amp;#39;t interested in.&lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font face="Times New Roman" size="3"&gt;Let buyers discover your home&amp;#39;s features themselves at their own pace. &lt;/font&gt;&lt;/p&gt;&lt;p&gt;&lt;font face="Times New Roman" size="3"&gt;Some sellers choose to wait outisde in their car or on the patio, which is better, but still not ideal. This is a conference designed specifically for a certain level of award winners within the Prudential Network with the intention&amp;nbsp;being to&amp;nbsp;participate&amp;nbsp;in learning new industry related&amp;nbsp;ideas&amp;nbsp;and great networking.&lt;/p&gt;&lt;p&gt;Agents from across&amp;nbsp;the United States and Canada&amp;nbsp;travelled to attend.&amp;nbsp;We think it is safe to say that for those who had never visited Canada, or Toronto specifically, they were very impressed with both our city and our Canadian hospitality.&lt;/p&gt;&lt;p&gt;The fun began Saturday evening in the entertainment district, for the those who arrived early, with Asian Fusion cuisine at Spice Route on King Street West and from there a bit of dancing at Brant House in the same area. We had to show the fun side first right?&lt;/p&gt;&lt;p&gt;The official networking began on Sunday with a cocktail reception at The Royal York and that&amp;#39;s where the swapping of business cards began. We met&amp;nbsp;a plethora of wonderful agents from North Dakota, California, New Jersey, Massachusettes, Nebraska,&amp;nbsp;Pennsylvania, Illinois, Colorado, and Nova Scotia (to name a few)&amp;nbsp;all of whom will now&amp;nbsp;add to our already&amp;nbsp;powerful referral source for future clients.&lt;/p&gt;&lt;p&gt;The highlight of Monday&amp;#39;s events was a scavenger hunt through Toronto, what incredible fun that was as we were split into teams and had to run around the city performing tasks. We had to do a variety of things such as, have a photo taken with Glenn Gould statue outside CBC Studios, have a stranger tell you a joke while video taping it, take a photograph by the fountain at Trump Tower, get a chef&amp;#39;s hat, propose to a stranger, go in to Brookfield Place and make a donation to The Sunshine Kids Foundation, get a copy of the newspaper from the day before, find a stranger who&amp;#39;s Birthday it was and take a photo of them with ID as proof, get menus with expensive food items, cram inside a taxi, ride a double decker bus etc... the list truly goes on. Each item was worth points and the team with the most points won the contest.&amp;nbsp;Our team did not win, but&amp;nbsp;we did not allow this to ruin&amp;nbsp;our spirit! This was a great event for team building, inspiring laughter and&amp;nbsp;bringing out&amp;nbsp;ones competitive spirit! The evening was spent dining at Brassai on King West then&amp;nbsp;chilling out at a funky bar on Queen Street called Hide Out.&lt;/p&gt;&lt;p&gt;Tuesday&amp;#39;s highlight was the presentation from The Property Brothers who&amp;#39;s show is on the W Network here in Canada and HGTV in the US. Did you know they are identical twins? They spoke about their experiences with real and&amp;nbsp;candid humour. The photo opportunity at the end allowed us to find out about their Scottish heritage and how tall they&amp;nbsp;REALLY are!! As a result, you make more genuine friends; the atmosphere  is more positive, which gives you inner strength. This inner strength  helps you voluntarily concern yourself with others, instead of just  thinking about your own self.&lt;/p&gt;&lt;p&gt;Scientific research has shown that those individuals who often use  words such as me, I and mine face a greater risk of a heart attack. If  one always thinks of oneself, one&amp;rsquo;s thinking becomes very narrow; even a  small problem appears very significant and unbearable.&lt;/p&gt;&lt;p&gt;When we think of others, our minds widen, and within that large  space, even big personal problems may appear insignificant. This,  according to me, makes all the difference.&lt;/p&gt;&lt;p&gt;To develop concern for others one could start by analyzing the value  of negative feelings, or ill feelings, toward others. Consider what that  means to you, and how you feel about yourself. Next probe the value of  such a mental attitude and the value of a mind that shows concern and  compassion for others.&lt;/p&gt;&lt;p&gt;I am suggesting that you analyze and make comparisons between these  two mental attitudes. From my experience, I have found that insecurity  and a lack of self-confidence brings about fears, frustration, and  depression. However, if your nature changes to a selfless concern for  the welfare of others, you will experience calmness, a sense of inner  strength, and self-confidence.&lt;/p&gt;&lt;p&gt;The capacity for compassion that one has for others is the measuring  rod for one&amp;rsquo;s own mental state, and compassion develops an inner  strength. It is unnecessary to see the results of our acts of  compassion. In some cases, our sense of compassion may not be  appreciated. Many people have the impression that the practice of love,  compassion, and forgiveness is of benefit to others, but will serve no  specific purpose to one&amp;rsquo;s own self. I think that is wrong. washer needs only a third of that amount because its drum is set horizontally
in the machine. It requires less water and allows for larger loads, and it
looks great. On the downside, a front-loading washer is more expensive and can
develop mold because it doesn&amp;rsquo;t empty dirty water as efficiently as a top-loading

so both parties should protect themselves up-front. A wise seller should put a
specific mold disclaimer into the real estate sales contract and encourage in
the sales contract that the buyer hire and rely upon the buyer&amp;rsquo;s own
independent mold inspection and testing of the home by a certified mold
inspector. Conversely, a buyer should ask the seller about mold and hire an
inspector who can seek it out.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;font face="Times New Roman" size="3"&gt;

inspector&amp;rsquo;s job to look for mold, most home inspectors will mention obvious
signs of water damage and the possible presence of mold. And, because the
inspector will poke around in spaces you might not, he or she may see things
you wouldn&amp;rsquo;t. Don&amp;rsquo;t be shy to ask whether the inspector saw signs of mold or
potential mold dangers.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;font face="Times New Roman" size="3"&gt;

&lt;/font&gt;&lt;p class="MsoNormal" style="margin:0cm 0cm 0pt;line-height:200%;"&gt;&lt;span&gt;&lt;font face="Times New Roman" size="3"&gt;&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0cm 0cm 0pt;line-height:200%;"&gt;&lt;span&gt;&lt;font face="Times New Roman" size="3"&gt;In some areas,
real estate agents or brokers have a duty to disclose problems they know exist.
Appraisers should also notify you of any obvious sign of a mold problem if the
value of the property can be affected.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;font face="Times New Roman" size="3"&gt;

Environmental Protection Agency, molds produce allergens (substances that can
cause allergic reactions), irritants, and in some cases, potentially toxic
substances. Inhaling or touching mold or mold spores may cause allergic
reactions in sensitive individuals, including hay fever-type symptoms, such as
sneezing, runny nose, red eyes, and skin rash. &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;font face="Times New Roman" size="3"&gt;

cause asthma attacks in people with asthma who are allergic to mold. In
addition, mold exposure can irritate the eyes, skin, nose, throat, and lungs of

RAHB also reported a six per cent increase in average sale price for the month compared to June of last year.&lt;span id="more-8581"&gt;&lt;/span&gt;&lt;/p&gt;&lt;p&gt;Seasonally adjusted sales of residential properties were 9.7 per cent lower than the same month last year, with the average sale price increasing 7.3 per cent for the month.  Seasonally adjusted numbers of new listings were 17.4 per cent lower than the same month last year.&lt;/p&gt;&lt;p&gt;There continues to be a decline in the number of new listings and end-of-month listing inventory.&lt;/p&gt;&lt;p&gt;Average sale prices rose across the board, with the freehold market seeing the highest increase at 7.5 per cent.&lt;/p&gt;&lt;p&gt;Year to date, numbers of sales of residential properties  are down 2.2 per cent compared to the same six-month period last year and new listings are down almost 16 per cent.  The average sale price for residential units is 7.6 per cent higher for the first half of this year compared to the same period last year.&lt;/p&gt;&lt;p&gt;Every community in RAHB&amp;rsquo;s marketing area has their own localized residential market.&amp;nbsp;For BURLINGTON specifically the&amp;nbsp;number of sales for 2011 were 348, and in 2012 that&amp;nbsp;number dropped to 311. In 2011 the average sales price was $419, 661, and in 2012 the average sales price is now $452,668.&lt;/p&gt;&lt;p&gt;As the report indicates, listings are still low. The market is a little slower through this warm summer.
