Asking price vs selling price!
The one concern I often have when talking to people about real estate in their neighbourhoods are for those who feel they "know" the market. They think they know because they read the real estate section in the newspapers! And in the nicest possible way I try to explain that what they see in the newspaper is merely an asking price and does not reflect the true market. It's the selling price that matters and that's what they don't get to see from the newspaper so their perception of the market is somewhat thwarted. I urge people to listen to the comparables that their realtor is showing them, that's what matters and what will help you to establish an asking price that is close to current market value!
